For those of you wishing to rent out properties on a short term or holiday basis, we at Smile Property Management will make all the relevant photos and together with descriptions will publish it on our rentals website. We would encourage you to do some home work and should you have your own bookings, guests, colleagues or tenants arriving we will take care of them as well as when you personally visit the property yourselves.

Once we have received a deposit with confirmed reservation we will then inform you on the booked period and everything regarding the reservation is our own full responsibility. We will transfer the relevant net euros/pounds amount into your desired account 7 days after clients have checked out from your property.

A long term rental can be anything from 3 to 100 months. Regardless of what period of time we'll let it out for we have the equivalent of minimum 1 months deposit as a guarantee. We do check up on the tenants and will take care of all the hassle, finding good and reliable tenants for your apartment, penthouse or villa on the Bodrum peninsula.

RATE 10% commission of the rental price for long term rentals (this is for the duration of the rental contract).

Location - If you require a guaranteed fixed income then we recommend that for ease of rental your property is located in Bodrum town itself or in the nearby suburbs e.g. Gümbet, Konacik, Bitez, Torba. This appeals to the local and foreign residents for ease of access to amenities, close to work and is still very much open throughout the whole year.

For short term rentals, go anywhere on the Peninsula. The seaside resorts of Yalikavak, Gundogan, Bitez, Torba, Turgutreis are very popular with families, the quaint fishing harbour of Gumusluk is the perfect artists retreat, the bar street of Gumbet is packed throughout the summer with sunseekers, the wooden decks of Turkbuku are laiden with Turkeys elite and famous and Bodrum itself...

Furniture – Basically, the options are open here. We receive demand for both furnished and unfurnished properties. The long term repeat renters generally prefer an unfurnished property, however as many people are moving to the area, many are coming to a new life and do not have furnishings already and so you have a large market here. The benefit of providing furniture is that it means you can leave your options open for short and long term rentals, it also means that you can charge a higher rental but obviously have a greater outlay initially.

Long term versus Short Term Rental

The benefit of the short term rental is clear, more cash if you rent all season and the fact that you can get to use the property yourself, however the risk is what if you don’t rent. If you are not necessarily reliant on the rental income then short term rental is perhaps the greatest cash earner but this very much depends on the location of your property and how well you advertise your property. Long term rentals are recommended for investors who need a defined income or return from their property. You have the guarantee that you will have a set income every month and can pretty much leave your property investment to run itself with minimum hassle and full peace of mind. Long term tenants will generally (depending on the contract) pay all their utility bills and complex fees. You will just be expected to pay your yearly property taxes, therefore you can easily forecast your accounts for the year.
